- Is UNIDEV a not for profit organization?
Currently UNIDEV is Organized under the laws of California as a limited liability corporation, the U.S. division of UNIDEV is planning to apply for not-for profit status under section 501(c)(3) of the Internal Revenue Code.
- Will I be paying rent to a not for profit organization? Can I deduct my rent payments as charitabe donations?
NO, you will be paying rent to a separate corporate entity that legally owns the rental property. A separate corporate entity is created in each state for each respective property in order to limit liability to only that property. The net proceeds (income less expenses = net proceed) can be donated back to a not for profit.
- Can I donate to UNIDEV even though it hasn't received 501(c)(3) status from the IRS?
Yes, however you will not be able to make a tax exempt donation until UNIDEV has received its 501(c)(3) status. Instead, we encourage you to donate your time and skills .
- I'm currently looking to rent a property affiliated with UNIDEV, can I directly contact the owners of the property?
No, all property management has been directed to separate property management companies, assigned agents or real estate brokers. It would not be ethical to circumvent these entities to negotiate directly with the owners. Property management ensures that the interests of the investors are protected while providing a fair and equitable rental application process.
